Balboa Island is a group of three manmade islands in the Newport Beach area of California. Its sole land connection to the mainland is a two-lane bridge located in the island’s northeast segment. Residents and visitors to the city may also utilize the ferryboats that cross the harbor several times a day.

Interestingly enough for what is an almost entirely manmade group of islands, Balboa is one of the most population-dense areas in the county.  In the census of 2010, the population of Balboa was estimated at more than 3,000 people, all of which reside within an area measuring only 0.2 square miles. This represents a population density of more than 17,600 people for every square mile. This figure is considerably higher than that of the next most densely populated city in California, which is San Francisco.

One of the most distinctive characteristics of Balboa real estate is that the lots are quite small, with most measuring only 30 by 85 feet. Nevertheless, property tends to be expensive in Balboa, with lots commanding upwards of $US2 million in 2008. With the influx of real estate buyers to Balboa, many of the smaller lots are being joined together to make space for larger residential structures.
